INTRODUCTION
Worksite" is a common word used in many professions.
For builders, the act of building involves a large number of players: owner, project manager, contractors, supervisors and workers. It can be broken down into three acts:
preparation ;
execution, the main act that takes place on a site known as a "worksite";
acceptance, the last act before the building is put to use.
This article focuses on site preparation.
A person or group has the idea of building a structure to meet a need. It's a project that needs to be developed. This person or group, known as the project owner, will first meet with an architect who will transform this idea and these needs into drawings; plans will be accepted by the project owner. These will give an idea of the cost of realization, leading to a choice of financing.
At the same time, a plot of land will be chosen, and the easements will have to be determined through administrative procedures.
Generally speaking, it's the main contractor who handles site preparation, which must meet certain regulatory criteria.
This preparation has several objectives, including :
the safety of the work and the safety of those who will carry it out;
the performance of the companies that will carry it out;
deadlines adapted and adopted in line with the two previous points.
Preparing the site will enable us to visually analyze the construction site, which in turn will enable us to organize the work.
The project manager is therefore the conductor of the orchestra of players (the contractors), and throughout the preparation phase, he will have to interact with these players, asking them questions and answering theirs.
On site, the preparation process includes a number of important stages: the layout plan for the structures and the site installation plan based on the layout plan and the earthworks plan.
During this time, the choice of construction methods will depend on the companies' estimates of the necessary budgets: materials, equipment and labor. Planning and scheduling are essential to meet deadlines.
